Meet the Team

Valley ALF Ventures was founded by Jarrett Duncan and Serg Lupescu as a way to create new opportunities for both operators and investors in the assisted living and healthcare real estate space . For operators and tenants, we saw firsthand the need to provide quality facilities/properties to amazing operators who might not have the initial resources to expand their business into new locations. For investors, we wanted to provide a passive way to get involved in a growing industry while providing superior returns not tied to the whims of the stock market.

Both Serg and Jarrett share different backgrounds that ultimately tie in to make this operation as comprehensive as possible. For the previous few years, Serg has been operating his own assisted living business and mentoring other operators to successfully open their own business. Jarrett has been successfully building his own commercial assisted living portfolio.

Our core values at Valley ALF Ventures are twofold: to always provide quality properties that our operators can be proud of and that residents will feel at home in; and to provide complete transparency to our investors while making their investment experience as easy as possible.

We strive to make a positive impact in the assisted living industry and healthcare real estate space as we continue to grow new relationships and foster ongoing ones.

Jarrett Duncan / Managing Partner & Chief Financial Officer

Jarrett is the Managing Partner and Chief Financial Officer of Valley ALF Ventures. He is also the founder and the Managing Partner of JMD Real Estate Investments, LLC which currently owns and operates close to $23M worth of residential and commercial real estate in AZ and FL alongside their investors.

They have overseen the acquisition, renovation and stabilization of 7 residential units and 20 commercial properties, including 10 assisted living facilities, 9 behavioral health facilities and 1 rehabilitation center.

They have been investing and running their business operations since January 2018.

Jarrett is a graduate of Northern Illinois University with a B.S. in Business Management along with an MBA in Finance from the University of Missouri-Kansas City.

Serg Lupescu / Managing Partner & Chief Operating Officer

Serg is a real estate investor, entrepreneur, and educator specializing in residential assisted living (RAL) and healthcare real estate. He is the Managing Partner and Chief Operating Officer of Valley ALF Ventures, a commercial real estate syndication company focused on acquiring and developing senior housing and healthcare properties.

Serg is also the former owner and operator of Legion Manor LLC, where he successfully operated a residential assisted living facility. His background in healthcare began in 2014, and when he worked as a licensed nurse aide, gaining hands-on experience caring for seniors. In 2017, he earned his nursing degree from Southwest Baptist University, and in 2018, he launched his own residential assisted living home, combining clinical knowledge with entrepreneurial vision.

Beyond operating facilities, Serg has been actively involved in advocating for the assisted living industry. He previously served as the Marketing Co-Chair on the Board of Directors for the Arizona Assisted Living Homes Association (AALHA), where he worked to support and represent assisted living operators across the state.

Serg is also the founder of Legion Assisted Living Academy and of The Assisted Living Community, where he teaches aspiring entrepreneurs how to start and scale residential assisted living homes. Through his education programs, mentorship, and YouTube content, he shares practical strategies on licensing, operations, real estate, marketing, and filling beds.

Michelle Duncan / Director of Acquisitions & Accounting

Michelle is the Director of Acquisitions and Accounting for Valley ALF Ventures. She is also a Managing Partner of JMD Real Estate Investments alongside her husband Jarrett. Michelle brings a vast and diversified level of experience from her past careers in the real estate, legal, broadcasting and hedge fund industries.

Michelle is a graduate of the University of Kansas (Rock Chalk!) with a B.S. in Business Management.
